Buyers can react differently to open land, wooded acreage, steep terrain, irregular sites and sites with different levels of practical utility. The appraisal analyzes how the overall property competes rather than assuming every acre contributes equally.

- topography, access and privacy
- barns, garages and workshops
- road characteristics and proximity to services
- custom or unusual residential improvements
Comparable searches may need to expand
Similar rural sales can be infrequent. A sale in a nearby competing town may provide stronger evidence than a closer sale with substantially different land or improvements.
Accessory buildings
The appraisal considers whether buyers in the subject market recognize additional value for barns, detached garages and similar improvements and how that reaction is reflected in comparable sales.
