Usable land and site utility matter more than raw acreage.
Tully includes village-scale housing, rural residences, farms and acreage properties across a hilly southern Onondaga landscape. Site utility, topography, outbuildings, private utilities and accessibility can have more influence than raw acreage alone.
For rural properties, the appraiser may need to expand the search to competing towns while still accounting for local market differences.
