The lender controls the order
The lender or its authorized process selects the appraiser, identifies intended users and defines reporting requirements. A homeowner generally cannot substitute a privately ordered report without approval.
Loan amount, underwriting and borrowing capacity are lender decisions. The appraiser does not approve the loan.
Prepare access and documents
Make required rooms, basement, mechanical areas, garage, outbuildings and site features accessible. Tell the lender and appraiser about scheduling or occupancy restrictions.
Prepare a concise list of major improvements and approximate dates, with plans or permits when they clarify additions and finished areas.
Resolve description conflicts
Public records may omit additions, finished basements, accessory buildings or changes in use. Identify discrepancies factually.
Second kitchens, accessory units and multi-family use may require additional analysis. The appraiser must report observable characteristics rather than adopt a preferred label.
Keep value and underwriting separate
A credible appraisal can be followed by lender conditions involving title, insurance, eligibility or repairs. A value above the requested amount does not guarantee approval.
The lender controls report delivery and communication. Questions should normally be routed through that process.
Use reconsideration appropriately
If material facts or relevant market evidence were missed, provide concise documentation through the lender's formal channel.
A reconsideration permits review but does not promise a changed result. Avoid pressure, target values and long lists of weak sales.
