Frontage is only the beginning
Two properties can have similar frontage but very different utility. The appraisal considers how the waterfront can actually be used, including access from the home, shoreline characteristics, privacy, orientation and view quality.
Important site characteristics
- amount and usability of frontage
- direct, shared or deeded water access
- view quality and orientation
- elevation and shoreline access
- dock or related improvements where applicable
- lot size, privacy and year-round access
Comparable sales may be farther away
Waterfront markets often have fewer truly similar sales than conventional subdivisions. A farther sale may be more relevant if it competes for the same buyer and has similar water influence and site utility.
